Four-Point Insurance Inspections

Many Florida insurers ask for a four-point inspection before writing or renewing a policy on an older home. We document the condition of the four major systems they care about, and deliver the completed report so you can submit it to your agent.

Four-Point Insurance Inspection is coming soon. We are not yet scheduling this service. Send us a note below and we’ll contact you when appointments open.

What a four-point inspection covers

A four-point inspection is a limited, visual inspection focused on the systems insurers use to evaluate risk. It is not a full home inspection, and it does not evaluate every component of the house.

Roof

Covering type, approximate age, visible condition, and signs of leaks or damage observed from accessible vantage points.

Electrical

Main panel type, amperage, branch wiring type, and visible hazards such as double taps, scorching, or unsafe conditions.

Plumbing

Supply and drain piping materials, water heater age and location, and visible leaks at accessible fixtures and connections.

HVAC

Heating and cooling system type, approximate age, and whether the system is operating at the time of the inspection.

What to expect

  • Most four-point inspections take about an hour on site, depending on the home.
  • Clear access to the electrical panel, water heater, and attic hatch keeps the visit efficient.
  • Your completed report includes photographs of each system as required by most insurers' forms.
  • You receive the report directly so you can forward it to your insurance agent.

Pair it with a wind mitigation inspection

Insurance-related inspections are often requested together. When both are scheduled for the same visit, you save a second appointment.

What you receive

  • A completed four-point inspection report on a form accepted by most Florida insurers
  • Photographs of the roof, electrical panel, plumbing, water heater, and HVAC equipment
  • Electronic delivery so you can forward the report to your insurance agent

Common questions

Who pays for a four-point inspection?

In most cases the homeowner or buyer pays for the inspection directly. Some insurers occasionally arrange and pay for their own inspections through vendors; if your insurer has asked you to obtain one, it is typically your expense.

Will my home pass?

A four-point inspection is not pass/fail. It documents the condition of each system. Your insurer decides how to use that information, and some carriers have their own requirements for roof age, panel type, or plumbing materials.

How long is a four-point inspection valid?

Each insurance company sets its own acceptance window. Ask your agent how recent the report needs to be.
