Pre-Listing Inspections for Sellers

Learn about your home's condition before buyers do. A pre-listing inspection gives you time to plan repairs, price with confidence, and avoid surprises during the buyer's inspection period.

Pre-Listing Inspection is coming soon. We are not yet scheduling this service. Send us a note below and we’ll contact you when appointments open.

Why sellers order an inspection first

Time to plan

Address repairs on your own schedule and budget instead of under a buyer's inspection deadline.

Fewer surprises

Know what a buyer's inspector is likely to find, so negotiations start from accurate information.

Informed pricing

Price the home with a clearer picture of its condition and any items that need attention.

Buyer confidence

Some sellers choose to share the report with prospective buyers as part of their marketing.

What is inspected

A pre-listing inspection follows the same scope as a full home inspection: a visual evaluation of the roof, structure, exterior, electrical, plumbing, heating and cooling, interiors, attic, and insulation, limited to readily accessible areas.

Things to know

  • Buyers may still order their own independent inspection.
  • The report belongs to you. Talk with your listing agent about whether and how to share it.
  • Florida sellers have disclosure obligations. Ask your agent or attorney how inspection findings may affect them.

What you receive

  • A written, photo-documented report organized by system
  • A summary of items you may want to address or price in before listing
  • A report you can choose to share with buyers and their agents

Common questions

Do I have to share the report with buyers?

That decision is yours and your agent's. Keep in mind that Florida sellers generally must disclose known facts that materially affect a property's value; ask your agent or attorney for guidance.

How far ahead of listing should I schedule?

Two to four weeks before listing usually leaves time to review the report and arrange repairs or estimates.
